5 Signs Your Atlanta Home Has an Indoor Air Quality Problem

My name is Anthony Denatala, and I run Sick Building Group LLC right here in the Atlanta metro area. Over the years, I've walked through hundreds of homes across Georgia — from Kennesaw to Decatur to Marietta — and I've learned that indoor air quality problems rarely announce themselves. They creep in slowly, and most homeowners don't connect the dots until the symptoms have been going on for months.

The good news is that your home usually gives you warning signs before things get serious. Here are the five most common signs I see during indoor air quality assessments in the Atlanta area, what they typically indicate, and what you should do about them. This isn't meant to scare you — it's meant to give you the information you need to make smart decisions about your home and your health.

SIGN 1

Persistent Musty or Earthy Odors

If you walk into a room — especially a basement, crawl space, or bathroom — and notice a damp, musty, or earthy smell that just won't go away, that's one of the most reliable early indicators of a mold or moisture problem. That distinctive smell comes from microbial volatile organic compounds (MVOCs), which are byproducts released as mold colonies grow and metabolize organic material.

The important thing to understand is that you can smell mold long before you can see it. Mold often grows behind drywall, under flooring, inside wall cavities, or in your HVAC ductwork — completely out of sight. If you've tried cleaning, airing out the room, or using air fresheners and the odor keeps coming back, that's a strong signal that the source is biological and embedded somewhere in your home's structure.

When I conduct a mold inspection anywhere in the Atlanta metro, a persistent odor is often the first clue that leads us to a hidden moisture issue. Don't mask it — investigate it.

SIGN 2

Unexplained Health Symptoms

This is the sign that brings most people to the phone. Household members — especially children, the elderly, or anyone with asthma or allergies — start experiencing symptoms that their doctor can't fully explain: chronic headaches, persistent fatigue, sinus congestion, scratchy throat, eye irritation, or worsening respiratory issues.

The key word here is "unexplained." If your symptoms improve when you leave the house — on vacation, at the office, or even just running errands — and return when you come home, that pattern is a meaningful data point. It suggests the indoor environment is a contributing factor.

Common culprits include:

Professional air quality testing can identify exactly what's present in your home's air, at what concentrations, and whether those levels are a concern. Guessing is not a strategy when it comes to your family's health.

SIGN 3

Visible Moisture, Condensation, or Water Stains

You don't need a mold inspection to tell you something is wrong when you can see brown or yellow staining on your ceilings, walls, or around windows. Water stains are evidence that liquid water has been present — and wherever water goes in a home, mold is almost always a downstream consequence.

Condensation on windows and cold surfaces is also worth paying attention to, particularly here in Atlanta where humidity swings significantly across seasons. When warm, moist air hits a cold surface, water vapor condenses — and if that moisture isn't managed, it creates the exact conditions mold needs to establish itself: a damp surface and organic material to feed on.

Surface mold on tile grout is one thing. But water staining on drywall often means moisture has penetrated deeper into the wall assembly. That's where the real damage — and the real air quality risk — lives.

SIGN 4

Recent Water Damage or Flooding

Atlanta is no stranger to severe weather events, flash flooding, and burst pipes. If your home has experienced any water intrusion event — whether a roof leak, a sewer backup, a hot water heater failure, or storm flooding — the 48 to 72 hour window after that event is critical. That's when mold colonization typically begins on wet building materials.

I've seen plenty of homes where the visible water was cleaned up quickly, but the drywall, subfloor, or insulation beneath the surface never fully dried out. Over weeks and months, that trapped moisture becomes a slow, invisible mold problem. By the time the homeowner notices symptoms or odors, the growth is already established.

If you've had water damage in the past year — even if you think it was handled — it's worth having a professional assessment done. An indoor air quality evaluation combined with moisture mapping can tell you definitively whether remediation was thorough or whether there's still an active issue.

SIGN 5

Elevated Humidity or HVAC Issues

Atlanta's climate is genuinely challenging for home air quality. Our hot, humid summers push indoor relative humidity into ranges where mold thrives — ideally, you want to keep indoor humidity between 30% and 50%. When it creeps above 60%, you're creating a hospitable environment for mold growth even without any visible water damage.

Your HVAC system plays a central role here. It's not just for temperature control — it's your home's primary dehumidification system. When it's undersized, poorly maintained, or running with dirty coils or clogged filters, it loses that dehumidification capacity. Signs to watch for include:

Ductwork that runs through unconditioned crawl spaces or attics — extremely common in Georgia homes — is especially prone to condensation issues and mold growth on interior duct lining. A proper indoor air quality assessment should always include an evaluation of the HVAC system and duct condition.

What to Do If You Recognize These Signs

If you're reading this and nodding along at two or more of these signs, the most useful thing you can do is get objective data. Not a home kit from the hardware store — those have significant limitations and high false positive rates. What you need is a professional assessment that includes air sampling, moisture readings, and a thorough visual inspection by someone who knows what to look for and where to look.

At Sick Building Group LLC, we provide comprehensive mold inspections and air quality testing for homeowners throughout the Atlanta metro area, including Kennesaw, Marietta, Alpharetta, and surrounding communities. Our goal is simple: give you an honest, science-based picture of what's happening in your home so you can make informed decisions — without pressure and without unnecessary alarm.
