A forensic evaluation of every major antimicrobial chemistry used in professional mold remediation — hydrogen peroxide, quats, phenolics, botanical thymol, chlorine dioxide, ozone, and dry fog — assessed against three criteria: biological efficacy on real building substrates, health impact on occupants and workers, and regulatory alignment with ANSI/IICRC S-520 (2024), EPA, OSHA, and NIOSH.

The central finding: kill claims are not clean. Dead mold biomass, mycotoxins, and cell-wall antigens remain immunologically active after an organism is killed. Physical removal — not chemical sterilization — is the only defensible remediation principle. This document explains why, and what the evidence-based protocol stack actually looks like.
