Mold remediation removes the active colony and the affected building materials. What it does not address is the settled-dust reservoir that has accumulated throughout the structure — carrying mold DNA, hyphal fragments, and mycotoxin-bearing particles that persist on every surface long after the source has been eliminated.

For a healthy adult, this residual dust is a manageable ongoing exposure. For an immunocompromised individual — a CIRS patient, a transplant recipient, someone undergoing chemotherapy, or anyone with documented mold sensitization — that dust reservoir can sustain symptoms and negate a remediation that was otherwise entirely successful.

The Legacy Standard

The Legacy Dust Cleaning Protocol™ is the only named, documented, tiered post-remediation dust cleaning standard in the Atlanta market. It is the default recommendation for all immunocompromised occupants. A Standard Protocol option exists — but the Legacy Protocol is what Anthony recommends, and clients who elect otherwise do so in writing with full understanding of what they are deferring.

HVAC & Duct Requirement — All Standards

The permanent HVAC system is fully off for the entire protocol — from pre-clean setup through the post-cleaning air scrubber hold. Temporary heating or cooling must be in place before work begins. Duct cleaning or duct replacement is mandatory on every standard — Legacy and Standard alike. This is a separately quoted scope performed by a licensed HVAC contractor coordinated by SBG. The homeowner does not arrange duct work independently.

10 Steps to Maximum Clearance

HEPA Scrubber Setup

True-HEPA air scrubber operational 30 minutes before cleaning begins — one unit per 1,500 SF minimum.

HVAC Off + Filter Upgrade

System fully shut down before setup. MERV-13+ filters installed. Grille faces wiped. Temporary climate equipment in place. Duct cleaning or replacement confirmed with SBG-coordinated licensed HVAC contractor.

HEPA Vacuum — Pass 1

Top-down: ceilings, crown molding, cabinet tops, walls, trim, all furniture surfaces, flooring, closet interiors.

Damp-Wipe Phase 1

Microfiber cloths with H₂O₂-based cleaner per IICRC S520. New cloth per room. Ceiling fans → doors → sills → furniture → baseboards.

HEPA Vacuum — Pass 2

All flooring and soft goods after surfaces dry. Upholstery attachment on sofas, chairs, mattresses, drapery.

Damp-Wipe Phase 2 — Floors

Flat-head mop with H₂O₂ cleaner on all hard flooring. Mop head disposed after use.

Soft Goods Processing

All launderable items laundered in hottest safe water. Non-launderable items dry-cleaned or removed. Mattresses encased.

4-Hour Post-Clean HEPA Hold

Air scrubber continues 4 hours after all surfaces complete. Windows and doors closed. Residual airborne particulate captured before HVAC returns to normal.

Second HVAC Filter Change

Filters replaced again after the extended scrubber hold. Captures anything that entered the return during the cleaning window.

HERTSMI-2 Verification

Settled-dust sample at 7–14 days. Target: score < 11 (Shoemaker threshold). Written report issued to client and treating physician.

Reoccupancy Letter

Written environmental report documenting pre- and post-cleaning HERTSMI-2 results, cleaning date, materials used, and any retained concerns — formatted for inclusion in a medical file. Reoccupancy determination remains the responsibility of the treating physician.
